Title deeds in Thailand
Chanote Ni. Sor.4 Jor (NS4J)
It is the best land title available. It is the only one that proves land ownership across demarcated and surveyed boundaries that are accurately traced by GPS.
Nor Sor Sam (NS3)
Also a legal title deed, but unlike an NS4J the boundaries are not scrutinized precisely. The act does not prove ownership but the right to own and use the land. They can be used for the transfer of land for sale and are subject to a 30 day notification period which must be published. They can be upgraded to NS4J title deeds
Nor Sor Sam Gor (NS3G)
Similar to NS3 but land boundaries are demarcated by aerial surveys and there is no 30 day notification period. They can be upgraded to NS4J.
Sor Kor 1 (SK1)
Is a notification of possession of land in which the holder can occupy and use land. Land can be sold and title deeds improved.
Nor Sor 2 (NS2)
This is a letter of consent that allows the holder to occupy and use the land for a short period of time. The holder must occupy the Earth within 6 months of issuance and full occupation within 3 years. Land cannot be sold or transferred except in the case of inheritance.
Sor Por Gor 4-01 (SPG401)
Awarded by the Land Reform Committee the holder can occupy and use the land but not sell or transfer it, except by way of inheritance.
Sor Tor Gor (STG)
Assigned by the Forestry Department Committee this document permits occupation and use of land but not sale or transfer except by way of inheritance.
Title of Condominium Property (Condominium)
Registered in the Land Department this document is proof of ownership.
Bank documents
Thor Tor Sarm (foreign exchange transaction certificate)
This is an official document provided by a Thai bank upon request after receiving funds transferred from a foreign bank account for the purpose of purchasing property or investing. Transferred funds should be commented on, for example, for the purpose of purchasing goods. The Thor Tor Sarm should also specify what the funds are for. If you are investing large amounts of capital in Thailand, this document will allow you to easily raise funds.
